91 Alexandra Avenue

City / Currently Selling / Developments / Interiors

91 Alexandra Avenue is the outcome of a ten-year commitment to detail, restraint, and enduring design. Its presence along Melbourne’s most distinguished riverside address is not assertive but quietly composed, shaped by a desire to engage with its surroundings through proportion, rhythm, and light.

The building’s form is a study in continuity. Curved elements respond to the natural sweep of the river, softening the architecture and creating a sense of motion through stillness. This is not fluidity for its own sake, but a considered response to site and outlook. Every surface, every line, is composed with intention.

Materially, the building relies on a refined palette of rammed earth, bronzed metal, concrete and stone. These materials are not decorative but structural in their expression, anchoring the building while offering a rich, tactile experience. Bronzed window frames catch the changing light of day, while the dense warmth of rammed earth lends a sense of permanence and grounding.
Internally, nine single-level residences are arranged with generous spatial planning. These are not apartments in the conventional sense, but expansive dwellings that unfold with the clarity and scale of freestanding homes. Floor-to-ceiling glazing is carefully positioned to capture specific moments in the landscape. Views are framed deliberately, not as background, but as a living part of the architecture—tree canopies, the arc of Church Street Bridge, and the layered city skyline all become integral to the interior experience.

Transitions between spaces are seamless. Rooms flow into one another with a logic that feels intuitive yet highly refined. Outdoor terraces extend the living areas, reinforcing the building’s connection to its setting and drawing natural light deep into the plan.

Detail is approached with rigour. Joinery is integrated, tactile, and restrained. Materials are allowed to speak for themselves. This is a building that privileges coherence over spectacle, where every decision has been made in service of a unified architectural language.

91 Alexandra Avenue is a rare example of restraint paired with generosity. It offers an environment not just to inhabit, but to move through with clarity, ease, and a constant awareness of place.
